Where to Look for a House (Not Apartment) in Nha Trang

Across all Nha Trang districts, 258 houses are currently in active rental — about 17% of all listings. But they're not evenly spread across the city: in most high-rise districts there are only a few. The real choice of standalone houses is concentrated in a few locations.

Where Houses Are Concentrated

West Nha Trang — 94 houses

Leading district by number of houses. Typically a low-rise territory with townhouse and cottage communities.

Main complexes:

  • My Gia Township — 25 houses
  • KVG The Capella (My Gia Package 8) — 43 houses

Two related communities, located next to each other. Effectively works as an "internal house market" — about 70 listings in one location.

North Nha Trang — 73 houses

Atypical for a district known for high-rises. But 73 listings of private houses and townhouses — a serious figure. Distributed across different private developments, not concentrated in one complex.

South Nha Trang — 6 houses

Few houses — this district is mostly about high-rises.

Center Nha Trang — 3 houses

Practically none — Center is saturated with towers, private development is extremely rare.

What Distinguishes a House from an Apartment

When reading a listing:

  • House — usually a separate entrance, multiple floors, own roof.
  • Townhouse — attached to neighbors, but with a separate entrance.
  • Villa — low-rise standalone object, more often in the premium segment.

Nha Trang's marketplace also has villas (136 units), but average price for them is heavily skewed by outliers — some villas are for sale, not rent. Realistic villa rent — from $400 a month in simple locations up to $2-3K in the premium segment.

When to Choose a House

  • Long rentals (from 6 months) — for short terms there's no point in moving to a house; everything is easier in a tower.
  • Family with kids and/or pets — yard or garden gives more space.
  • A fundamental preference for the low-rise lifestyle.
